Rental Cost for Tenants
You pay an Administration & Referencing Fee
By paying an administration fee the property will be taken off the rental market until satisfactory references are received. Please not that failure to return the application form within 48 hours of paying the administration fee will result in the property being re-marketed.

You pay a deposit:
For all properties the deposit is equal to one month’s rent plus £150.00, unless otherwise requested by the Landlord(s) of the property in question.
You pay One Months Rent in Advance:
A month’s rent in advance is required for all properties.
Important Information
The administration fee is NON-REFUNDABLE in the event:
- That you withdraw/decide not to take up the tenancy for any reason.
- Your reference(s) are returned as unapproved due to false information or miss-leading information on the Tenants Application Form.
- Applications must be returned, completed, within 48 hours of paying the administration fee. Failure to do so will result in the property being re-marketed.
In the event that the landlord withdraws, the administration fee will become refundable. Under certain circumstances the Landlord may request a higher deposit, especially in the event that pets are requested to stay at the property.
When you find the right property what do you need to do?
Please contact the office where a member of staff will be happy to assist you in completing the relevant documents.
You will need to provide:
- Administration fee.
- Proof of identity in the form of your driving licence or passport. (Not a Copy)
- Employment or Accountants details.
- Current landlord’s details. (If applicable.)
- Name & Address of Guarantor. (If applicable.)
- Your Guarantor will need to provide proof of identity.
Referencing Criteria
All tenants must meet our referencing criteria.
The minimum requirements are as follows:
- Minimum Employment Period of 6 consecutive months.
- Earnings must be 2.5 times the yearly rent (This can be divided between the prospective tenants). We must know before carrying out referencing whether or not you have adverse credit history or CCJ’s. We can help you but only if you advise us before hand.
- If you do not meet the required criteria then you will need a guarantor. A guarantor has to earn 3 times the yearly rent. A maximum of 2 guarantors may be used with any property.
- A guarantor must not have any adverse credit or CCJ’s.
- The information you give us with regards to your income, must not include bonuses or overtime.
- For Self-Employed applicants the same criteria apply, however, you must provide your accountants details or self assessment details for the last 3 years.
